What Is a Blue Tape Walk-Through? A Guide for New Construction Buyers in Hays County

If you’re buying a new construction home in Buda, Kyle, or anywhere in Hays County, there’s an important step that happens shortly before closing: the Blue Tape Walk-Through.

Some builders have started calling this a New Home Buyer Orientation, a New Home Orientation, or something similar. But those of us who have been in the real estate business for a while still know it as the Blue Tape Walk.

So, What Exactly Is a Blue Tape Walk?

The Blue Tape Walk-Through typically takes place about one week before closing on a new construction home. At this point, the builder is usually about 98% finished with the house.

This is the buyer’s opportunity to walk through the home with the builder or builder representative and identify items that need to be corrected before closing. Traditionally, those items are marked with small pieces of blue painter’s tape—although we’ve also seen builders use green tape or other methods.

That’s where the name “Blue Tape Walk” comes from.

What Are You Looking For?

Most of the items discovered during a Blue Tape Walk are cosmetic. You may find areas where the paint needs to be touched up, drywall texture needs attention, trim needs adjustment, or caulking needs to be completed.

But we’ve also seen more significant items over the years, including:

• Cracked door frames or trim

• Caulking issues around tubs, showers, windows, and countertops

• Tile irregularities

• Cabinet or door alignment problems

• Damaged fixtures or finishes

• Items that simply weren’t completed correctly

A typical Blue Tape Walk lasts around an hour, depending on the size of the home and the number of items that need attention.

What Happens After the Blue Tape Walk?

Once the walk-through is complete, the builder has several days to address the items that were identified.

The buyer will normally have a final walk-through the day before or the day of closing. This gives you another opportunity to make sure the agreed-upon repairs and touch-ups have been completed before you sign the final paperwork and receive the keys.
