The Truth About the Central Texas Real Estate Market in 2026
If you’re expecting real estate to be a quick win, you’re playing the wrong game. Real estate has always been a long play.
Most economists will tell you this simple truth: if your home appreciates around 5% per year over a 10 to 20 year period, you’ve made a very solid investment.
Let me make this real for you.
In 2016, Stephanie and I bought our home right here in Kyle, Texas for $298,000. Some of you have probably been there for our annual crawfish boil, so you know the place.
If you take that purchase price and apply a steady 5% annual increase over 10 years, you land right around $450,000 in 2026.
Now here’s where it gets interesting.
Between 2022 and 2023, during the peak of the market, we believed our home value was somewhere between $550,000 and $565,000. Fast forward to today, and we realistically see the market value closer to $440,000 to $460,000.
So what does that mean?
First, the pandemic real estate boom in Central Texas is over.
Second, the market has corrected itself.
But here’s the part most people miss…
Have we lost money? Absolutely not.
Even with the rise and fall, we are still right in line with that long-term 5% growth model. That’s how real estate is supposed to work.
If you bought your home before March 2020, chances are you’re in a great position right now. You’ve ridden the wave and settled back into a healthy market.
If you bought between 2020 and 2024, you might feel like you’re playing catch up. And honestly, you are a little bit. But that doesn’t mean you made a bad investment. It just means you need time.
Real estate rewards patience.
The market will continue to adjust, grow, and move forward. It always has.
