The List Price Is Just An Advertisement

Let’s talk about two words that can make almost any home seller cringe:

Price reduction.

When your real estate agent says, “I think we need to reduce the price by $5,000,” it is easy to hear:

“So I’m just supposed to GIVE AWAY $5,000?”

But here is the important part.

You don’t actually have that $5,000 yet.

One of the biggest misconceptions we see with sellers in Kyle, Buda, Hays County, and throughout Central Texas is thinking of the list price as money they already own. It isn’t.

Your Asking Price Is Your First Offer to the Market

Suppose we list your home for $425,000.

That is essentially you saying:

“Hey market, I’m willing to sell my house for $425,000. Who wants it?”

Sometimes the market responds with an offer.

Sometimes it responds with silence.

No showings? The market may be saying the price is too high for buyers searching in that range.

Plenty of showings but no offers? Buyers may like the house, but not enough at that price.

Buyers consistently choosing similar homes down the street? That is the market giving us valuable information.

So, if we adjust the price from $425,000 to $420,000, we are not taking five crisp $1,000 bills out of your pocket and lighting them on fire.

We are changing our offer to the market.

The $425,000 was never guaranteed money. It was the price we asked buyers to accept.

The Danger of Waiting Too Long

This is where pricing strategy becomes important.

A seller can spend several weeks defending a price that buyers have already rejected. Meanwhile, the listing gets older, the initial excitement disappears, and buyers begin asking the question every seller hates:

“Why has this house been sitting so long?”

Eventually, the seller may reduce the price anyway, except now we have lost valuable time and momentum.

That doesn’t mean you should panic and slash the price after a week. Every property and situation is different. We look at showing activity, buyer feedback, competing homes, recent sales, days on market, interest rates, and current Central Texas real estate conditions before recommending an adjustment.

The goal isn’t simply to reduce the price.

The goal is to find the price that motivates the market to act.

The Market Gets the Final Vote

Buyers unfortunately do not care what you paid for the house, what you owe on your mortgage, what an online estimate says, what your neighbor sold for several years ago, or how much you love that new backsplash.

They are comparing your home against every other option available to them today.

That is why we tell our sellers:

Your asking price is your first offer. The market gets the final vote.
