Rare vs. Unique: Understanding What Really Creates Value in Real Estate
One of the biggest lessons I've learned in real estate is that rare and unique are not the same thing.
A rare feature is something that simply cannot be recreated. There is a limited supply, and once it's gone, it's gone. Think about Grace Bay Beach in Turks and Caicos. No matter how much money someone has, they can't build another Grace Bay Beach. That's what makes it so valuable.
A unique feature, on the other hand, is something that stands out and makes a property special—but it can usually be duplicated. An incredible resort-style swimming pool, an amazing detached garage, a custom horse barn, or a luxury outdoor kitchen may be expensive to build, but someone else can build one too.
This distinction matters when buying real estate.
While unique features certainly add enjoyment and can increase a home's appeal, truly rare characteristics tend to appreciate the most over time. Water frontage, breathtaking views, large acreage in a growing area, prime location, or being adjacent to protected green space are examples of features that cannot simply be added later.
Whenever possible, invest in what is rare first. You can always improve or add the unique features over time, but you can't create another waterfront lot or move a home to a one-of-a-kind location.

Remember: Buy the rare. Build the unique. That's a strategy that stands the test of time.
