One of the biggest misunderstandings we hear from homeowners is the belief that lowering a home’s taxable value will somehow reduce what the home can sell for on the open market.
Myth #1: If you protest your taxes and the county lowers your taxable value, your home will sell for less.
The truth is that taxable value and market value are completely different. Taxable value is simply the county’s opinion used to calculate your tax bill. Market value is determined by what a willing buyer will pay and what a willing seller will accept in today’s real estate market. Buyers do not base offers on the county’s taxable number.
Fact #1: The higher the county values your home, the more they collect in property taxes. Because property taxes fund local services, there is naturally an incentive for valuations to trend upward over time. That is why many homeowners choose to review and, when appropriate, protest their assessed value each year.
