What Homebuyers in Kyle and Buda Need to Know

One of the most common questions we get from buyers in Kyle, Buda, and across Hays County is the difference between an inspection and an appraisal. A lot of people get these two confused, especially since some loan types require the appraiser to “inspect” certain items.

Here is the simple breakdown.

Let’s say you have found a home and Stephanie has negotiated the best price and terms possible. Once you are officially under contract, you enter what is called the option period, also known as the inspection period.

During this time, we help coordinate a professional inspection with a licensed inspector through the Texas Real Estate Commission. The inspector’s job is to evaluate the overall condition of the home. They will look at things like the foundation, roof, HVAC system, electrical, plumbing, and water heater. This is your opportunity to fully understand the condition of the property and decide how you want to move forward.

The appraisal is completely different. The appraisal is ordered by the lender, not the buyer. Its main purpose is to determine the value of the home and make sure it supports the loan amount.

Sometimes buyers get confused because the appraiser may call out certain items that need to be repaired before the loan can be approved. This is more common with government-backed loans such as FHA and VA. In those cases, the appraiser is making sure the property meets the lender’s minimum standards, not performing a full inspection of the home.

The inspection is for YOU. The appraisal is for the BANK.
