🏡 How To Appeal Your Property Taxes in Hays County (2026 Guide)

Helping Hays County Homeowners Navigate Property Tax Protests the Right Way

If you own a home in Kyle, Buda, or anywhere in Hays County, your 2026 property tax valuation is either coming or already here. And every year, we have the same conversation with local homeowners:

“Brad, do you think my taxes are too high?”

After helping families in Hays County for the past decade, I can tell you this. Many homeowners are overpaying simply because they do not understand the process or do not take action.

Let’s walk through it step by step so you know exactly what to do.

📊 Step 1: Check Your 2026 Value with Hays Central Appraisal District

Start here. Every homeowner needs to know what the county believes their home is worth.

You can search your property using the official site:
https://esearch.hayscad.com/

This number is your taxable value, not necessarily your true market value. That distinction matters.

The county’s job is to assign value for taxation. Your job is to make sure that number is fair.

🧠 Step 2: Get a Real Market Opinion from The Alexander Home Team

Before you file anything, you need to answer one question:

“Am I actually overvalued?”

This is where we come in.

At The Alexander Home Team, Brad and Stephanie Alexander provide a FREE real world market analysis based on what homes are actually selling for in Kyle, Buda, and the surrounding Hays County area.

We are not looking at your home from a tax standpoint. We are looking at it from a buyer’s perspective.

If the county says your home is worth $450,000 but buyers would realistically pay $415,000, that is where you may have a case.

This step keeps you from wasting time or missing an opportunity.

📝 Step 3: File Your Protest (DIY or Hire Help)

Once you confirm there may be a gap, it is time to file.

You have two options:

Both are common. It really comes down to how hands on you want to be.

The key is simple. If you think you are overvalued, do not miss the deadline to file. May 15th 2026

⚖️ Step 4: Review the County’s Offer

After you file, the county may come back with an adjusted value.

Now you have a decision to make:

  • Accept the new value

  • Or continue the appeal process

Sometimes the first offer is reasonable. Sometimes it is not.

This is where having good data and guidance matters.

đź“‚ Step 5: Prepare and Present Your Case

If you move forward, you will present your case to the Appraisal Review Board.

This usually includes:

  • Comparable home sales

  • Condition of your home

  • Market trends in your area

This is where preparation wins.

The stronger your data, the better your chances.

đź’ˇ Final Thoughts from Brad and Stephanie Alexander

After helping families across Kyle, Buda, and Hays County for years, here is the biggest takeaway:

The county’s value and the market value are not the same thing.

The county has an incentive to value homes higher because that increases tax revenue. That is just the reality of the system.

Your job is to make sure your value reflects what a buyer would actually pay.

If you want a second opinion, we are always here to help.
